Trustees Approve Turning One Parcel Into Two Lots


Mount Prospect trustees approved a resolution for plans to turn one parcel of land into two lots of record at 215 N. Westgate Rd.

The petitioner, Angelo Manella, proposed to create two lots of record from one. Before the March 17 village board meeting, the property was posted with a public notice sign and all nearby, applicable school districts were asked to provide comments, as required.

After the creation of the two lots, Manella plans to sell the properties. The project of turning one parcel into two properties requires subdividing the original property, which then dedicates the easements for public utilities and drainage and would demolish the existing flatwork that would cross the proposed property line.

The proposed plan for the two lots meets the village’s requirements for the bulk requirements of the R-1 Single Family District.

According to village documents, village staff received two phone calls from residents, both of whom supported the request. Staff did not receive any comments in opposition.

On March 12, the Mount Prospect Planning & Zoning Commission voted to recommend approval of the plat of subdivision with the following condition by a vote of 4-0 at a public hearing.

The resolution was approved unanimously.
