Rowhome Development Gets Extension

Mt. Prospect trustees granted a developer more time to construct a three-unit rowhome development at 309-313 W. Prospect Ave.
A Conditional Use permit to construct the rowhomes and variations to required setbacks and height were approved in May 2008.
However, the developer and property owner, Paul Swanson, did not obtain a building permit and did not construct the homes prior to the expiration of the Conditional Use and Variation requests.
The extension carries a one-year timeframe for construction to begin.
"The market has slowly improved along with the underlying general economic conditions to the point that I intend to start construction in the spring of 2010," said Swanson.
Swanson is expected to subdivide the property to create four separate lots.
This would allow for the construction of the proposed homes on three of the four lots, with the remaining piece of property being vacant and maintained by the owners of lots 1-3.
Each home is expected to span approximately 2,400 sq. ft. that will include a garage and cost approximately $465,000 each, not including upgrades or any special requests that may be desired.
The units will be three-stories high with attached rear loading garages on the first floor, and the ability to park two cars behind each garage. Also, the development includes a patio for each unit along Prospect Ave.
