'Triangle’ To Be Used For Parking

Will Provide Lot For Area Businesses Until Development Resolved

A 40-space, four-hour limit parking lot will be made available for local drivers in the next couple weeks in downtown Mt. Prospect’s "small triangle" near Northwest Hwy. and Main St. (Elmhurst Rd.).

Village trustees approved a lease agreement between the village and Homebrook LLC that provides the village with the rights to construct and maintain the public parking lot on vacant property owned by Homebrook.

The surface parking lot will be a temporary lot that will provide surrounding businesses with additional customer parking while final development issues are resolved for the triangle area.

The lot will constructed over property owned by Homebrook and the village and will be screened by perimeter landscaping.

According to the agreement, the village will pay Homebrook $10 annually and be responsible for all expenses related to construction and maintenance of the lot.

The agreement is for one year with automatic renewals for additional one-year terms thereafter until terminated.

"This is just short-term while the village continues to acquire properties and the economy rebuilds so the 'triangle’ can be developed," said Director of Community Development Bill Cooney.

Entrance into the parking lot will be accessible from Busse Avenue.

The parking lot on the now vacant Old Carriage Pancake House restaurant site on the west side of the triangle is not part of this project.

"We can pursue to see if we can come to some type of agreement with that owner to use additional spaces," said Village Manager Michael Janonis.

"Hopefully this parking lot will not be there for many years," Cooney laughed.

"I just want people to know that this parking lot will be for all businesses," emphasized Trustee John Korn.

If and when the triangle is redeveloped, Cooney said the parking lot will be torn up.
